Reasons 1. The Comprehensive Plan indicates heavy industrial land use for the area under study and most all of the Yardley vicinity has been zoned "Manufacturing" in accordance with the Plan, except for four (�1) blocks between Mallon and Boone Avenue and between Yardley and Howe Streets. Gne of these four blocks (Block 17) is proposed for Nanufacturing zoning at this time because the applicant intends to locate an office building on Lots 8- 12 of said Block 17. 2. Exlsting zoning to the west, north, and east is "Manufacturing". "Agriculturai" zoning exists to the south across DeSmet Avenue. 3. There are seven (7) single family residential units on seven (7) out of twenty-four (24) lots in the subject block. The majority of property owners, except for throe or four, signed the petition for zone change. B. General Data 1. Location: Section 14,Township 25 N.,Range 43,EVVM.
