hereinafter referred to as the "Proposal", and the Zoning Ad,justor having hel d
a Qublic hearing on October 19, 1983 as directed by the Board of Adjustment and
having reviewed the file documents, the May 16, 1983 Order of the Board of Adjust;
ment and after visiting the site and consi aering all publ i c testimony presented
at the October 19, 1983 hearing, the Zoning AcLjustor does hereby make the
following: . FINDINGS OF FACT
l.That by the Board of Acjustment Order of Piay 16, 1983, the Zoning Adjustor
i n revi ew o l' CUE-5-83 was to cons i de r only the potenti al nee d fo r:
a. Eight foot high cyclone fencing with barbed wire on the south park-
i nq area.
b. Shall the south parking area be expanded from 2.5 to 5 acres in size.
c. Shal1 the appl i cant install or construci. a traffi c control si cinal'
at the pedestrian crossing or a pedestrian overpass or underpass.
2. That testimony presented by the Zoning Section of the Spokane County
Pl anni ng Depa rtment i ndi cated tliat the i ni ti al season o f' operati on of the wate r-
sl i de shoVied no si gni fi cant probl ems rel ated to on-si te parlci ng, adequacy of the
fencing or traffi c control at the pedestri an crosswal k.
3. A subsequent memo to the file from Steve Horobiowksi, Zoning Adminisi,ra- .
tor, dated October 20, 1983 states that the 1983 summer season was short and nad "
below average temperatures 1rrith the possible result that the waterslide had less
than normal attendance. The Zoning Administrator recommends that the project be
revietved in October of 1984 to determine if additional development provisions for
parkini and pedestrian traffic appear necessary. In a further comment, the Zoning
Administrator notes that certain areas under the watcrslide should be re-seeded 1:0
prevent erosion.
4. An area resident indicated that the concen-s she had with the initial
season of operation were when the south parking lot was locked resulting in cars
parking along hiission and the si de streets, and the loud musi c played over the
publ i c announcing system. Tne resi dent indi cated the appl i cant had been coopera-
tive in turning down the music and the applicant indicated rreasures would be taken
to reduce this problem.
5. That the appl icant stated he coiicurred with the Zoning Section recommenda-
tions and that the current parking capacity will handle approximately 1,000 cars a
day. Only once during the summer of 1983 was this capacity reached or exceeded
with the average daily parking being approximately 700 cars per day.
6. That other departments in revieviing this proposal have not recommended
any further conditions be establlshed at this time; agai'n basing thei r comments on
what appears to have been an unusually siiort and cuol summer season.
7. That the proposal has otherwise met all current standards of the Spokane
County Zoning Ordinance for this use.
8. 7hat the p rope r 1 egal requi rements fo r adve rti s i ng of the he ari ng before
the Z'oning Adjustor of Spokane County have been met.
CONCLUSrON

2. That additional reviewv durinv the 1984 summer season shoul d be made prior

THIS MATTER, Being the consideration by the ZoninQ Ad,justo r of Spokane
County, approving the application (CUE-5-83), for the purpose of establishinq
a community waterslide, concessions and off-street parking facility, herein-
after referred to as the "Proposal", and the Zoning Adjustor of Spokane County
having held a oublic hearing on April l, 1983 and havinq fully considered all
testi mony presented thereat, and further havi ng vi si ted the si te and vi ci ni ty
in question, and having rendered a decision on the 6th day of April, 1983,
approving said proposal, does hereby make the followina:
FINDINGS OF FACT
l. That the proposal is qenerally located in Valley Mission Pa rk, east
of Pierce Road, adjacent and north of hlission Avenue. Parking area is south
of Mission Avenue. Parcel n's 09543-0606 and 16542-0320.
2. That the qroposal consi sts of a condi ti onal use request for a com-
muni ty watersl i de, hot tubs, and smal 1 concessi on area as wel 1 as a condi ti onal
use request for an associated 228 car off-street qarking facility across
Mission Avenue from the slide and park area.
3. That the adopted Spokane County Gene ralized Comprehensive Land Use
Plan indicates Urban usage of the area encompassed by the proposal.
4. That the site is zoned Agricultural-Suburban and Agricultural.
5. That the existing land uses in the area of proposal include the exist-
ing Valley Mission Park, single family residences to the south of the parkinq
area, multiple family residences to the southeast-, single family residences to
the west and the park and Interstate 90 to the north.
6. That the applicant submitted an Environmental Checlclist which was re-
viewed by the Zoning Adjustor and a Preliminary Declaration of Non-Siqnificance
was issued for this project on March 15, 1983. The Proposed Declaration was
ci rculated to thi rteen 1 ocal and state aqencies for comments and concerns re-
qardinq the o roposal. No agencies have recommended that the Proposed Declaration
be changed.
~ 7. The applicant has entered into a lease aqreement with Spokane County
whi ch al 1 ows for the operation of the watersl i de acti vi ty on County property sub-
je ct to certain conditions.
, 8. That the wateslide activity is proposed to ope rate on 100 day seasons
begi nni ng on Memori al Day (May 30) and concl udi nq on Labor Day. The dai ly
operation of the slide activity would run from 10 a.m. to 10 p.m.
9. To handle traffic at the parlc, the applicant proposes development of
a parking area of initially 2.5 acres which may be expanded to 5 acres if
warranted by parki ng demand.
10. That the proposal is a Conditional Use within the Agricultural-Suburban
zone under Sections 4.24.300 and 4.24.310 of the Spokane County Zoninq 0 rdinance.
Additionally, the proposed uses comply with the dimensional and location standards
fo r these uses as noted in Zoning Ordinance Qrovision 4.24.300 (a) (2) (1); mini-
mum lot size: 12,500 square feet, and 4.24.310 (b) (1); minimum lot size; 7,500
square feet, (b) (2) [the parking area must abut or be directly across the street
from the property served by the parking area].
11. Publ i c testimony from more than a dozen res•idents voi ced strong concern
ove r the development of the waterslide and parking facility. Chief concerns
were that the proposal is a commercial use in a residential area. The parking
lot which is located near residential uses will not be compatible with them due
to noise, litterinq, liqhts and substantially increased traffic.

12. The description of the proposal establishes that the proposed water-
slide facility is primarily a recreational venture consistent with other park
and playground activities. Further, this use has been found in keepinq with
the Spokane County Comprehensive Land Use Plan as indicated by a memo dated
March 31, 1983 from the Spokane County Long Ranqe Planning Administrator.
13. The Zoning Adjustor notes that public testimony further indicated the
park's present uses of a softball field, swimming pool, picnic area, tennis
courts, etc., already utilize most of the existing parkinQ capacity at the park
during the sp rinq, summe r and fall.
14. The Zoning Adjustor finds that the waterslide would contribute ad-
ditional amounts of new traffi c to the i n-rnedi ate area whi ch requi res that a
properly paved, fenced and landscaped parking facility be constructed to handle
the anticipated traffic and parking needs as noted in the conditional use
standards (4.24.300 b2, b4 and 4.24.310 b5-9).
15. That vehicular and pedestrian access to the site is proposed to be re-
vi ewed and control 1 ed by the Spokane County Engi neer' s Offi ce. The Enqi neers
Offi ce has further made recommendati ons for thi s use to promote the publ i c
health, safety and qeneral welfare in its initial operation.
16. That the State Department of Social and Health Services has indicated
that the applicant must conform to State Wastewate r Disposal regulations and
construct all necessary facilities to prope rly dispose of this wastewate r gen-
erated by this use.
17. That is is difficult to predict in advance exactly the traffic, park-
inq and use demands created by the proposal as there has been no previous
expe rience with this use in Spokane County.
18. That to maintain compatibility of the project with adjacent uses, the
project should be administratively reviewed by the Zoning Administrator after
the initial season to determine if other reasonable conditions or limitations
shoul d be attached for the conti nued use of the watersl i de and parki ng faci 1 i ty.
19. That the proposal:, except as provided herein meets all current
stan dards of the Spokane County Zoning Ordinance for this use.
20. That the proper 1 eqal requi rements for adverti si ng of the heari.ng be-
fo re the Zoning Ad,justor of Spokane County have been met.
DECISION
~ From the foreqoing Findings, a review of the Planning Department File No.
.a CUE-5-83, testimony at the public hearinq, and a site visit, the Zoning Adjustor
hereby in approving the-proposal makes the followina conditions:
Prior to occupancy pe rmit release-and authorized use of the proposed
facility, the applicant shall:
A. COUNTY PLANNING DEPARTMENT
1) Submit a finalized development and parking plan for approval to the
Planning Department indicating the type of recreational facilities
established and all proposed structures to be utilized in connection
with the facility.
2) The existing parking area in Valley Mission Park shall be striped for
parking in accordance with the Final Development Plan.
3) The parking area south of Mission Avenue shall:
a) Be developed i n compl i ance wi th setback requi rements and be ful ly
paved and striped. _
b) Be developed with a 6' sight obscuring cyclone fence along the
paved areas easterly, westerly and southern borders.
c) The applicant provide and develop an evergreen and qround cover
landscape plan for the front yard alonq Mission Avenue and side
yard areas of the southern parking facility.
d) The applicant is responsible to control dust, litter and othe r
was te i n the parki ng faci 1 i ty duri ng seasonal ope rati on .

4) That the Director of Planning or Engineering may direct that the
additional 2.5 acre off-street parking be developed at either's deter-
mination that the traffic to the site requires additional parkinq
space.
5) That this project shall be monitored during operation and reviewed by
the Spokane County Zoninq Administrator in October, 1983. Furthe r,
conditions or limitations may be attached for subsequent use of the
waterslide and paricing facilities.
6. DEPARTMENT OF 6UILDING AND SAFETY
1} All buildings and structures require building permits as per Section
301 of the Uniform Building Code.
C. UTILITIES DEPARTMENT
1) Pursuant to the Board of County Commissioners Resolution No. 80-0418,
the use of on-si te sewer di sQosal sys tems i s hereby authori zed. Thi s
authorization is conditioned on compliance with all rules and regu-
1 ati ons of the Spo4cane County Heal th Di s tri ct and i s further condi ti on.ed
and subject to specific application approval and issuance of permits
by the Fieal th Distri ct.
2) The 'owner, his heirs or successors shall joi-n and participate in any
peti ti on or resol uti on whi ch purpose i s the formati on of a uti 1 i ty
local improvement district (ULID) pursuant to RCW Chapter 36.94, as
amended. The owner, his hei rs and successors shall further agree not
to oppose or protest any legal assessments for any utility local im-
pro'vement district (ULID) established pursuant to RCV1 Chapter 36.94, as amended.
3) Any water service for this project shall be provided in accordance with
the Coordinated Water System Plan for Spokane County..
4) Each unit shall be double plumbed for connection to future area-wide
colle ction syste ms.
0. DEPARTMENT OF SOCIAL AND NEALTH SERVICES
1) Applicant shall demonstrate that the use is in compliance with all
state requlations regarding wastewater disposal prior to occupancy per-
mit release.
1 E. HEALTH DISTRICT
1) Applicant snall demflnstrate that the use is in compliance with all
County regulations regarding wastewate r disposal.
F. ENGINEERING DEPARTMENT '
1) Applicant shall dedicate two (2) feet on Mission Avenue south side for
right-of-way prior to any use of the property. Need a 64' riqht-of-way.
2) access permits for approaches to-the County Road System shall be ob-
tai ned from the Spokane County Engi neer. 3) Applicant shall imnrove Mission Avenue in a manner consistent with
Spokane County TYPICAL roadway section No.-l minimum paving width
Se condary Arterial Standard.
4) Applicant shall submit for approval by the Spokane County Engineer
road, drainaqe and access plans.
5) The applicant shall submit for approval by the Spokane County Engineer
and the Spokane County Health District a det'ailed combined on-site sewage system plan and surface water disposal plan for the entire
project.
b) The word "appl i cant" shal1 i ncl ude the owner or owners of the property,
his heirs, assigns and successors. .

7) The construction of the road improvements stated herein shall be
accomplished as approved by the Spokane County Engineer.
8) All required improvements shail conform to the current State of
Washi ngton Standard Speci fi cati ons for Road and 8ri dqe Constructi on ,
and other applicable county standards and or adopted resolutions pe r-
tai ni ng to Road Standards and Stormwater Management i n effect at the
date of construction, unless otherwise approved by the County Enqineer.
9) Access to Maxwell Avenue shall be prohibited.
10) Roadway standards, typical roadway sections and drainage plan require-
ments are foun'd in SQokane County 8oard of County Commissioners
Resol uti on No. 80-1-592, as amended.
11) That the construction of this faci 1 i ty wi 11 gi ve r-i se to the need for
a delineated crosswalk on Mission Avenue and the installation of
associated signs. It shall be the responsibility of the appiicant to
assure that these improvements are made. Applicant may arranqe vrith
Spokane County to install the impr.ovements. However, it will be done
at the applicant's expense.
12) If in the future, Spokane County determines that a mid-block pedestrian
signal is necessary to control pedestrian traffic to this facility,
the signal shall be installed at the applicant's expense.
13) It may be necessary for the applicant to construct adequate barrie rs
to control pedestrian access to Mission Avenue and channel pedestrian
traffic to the approved crosswalk on Mission.

A property deed is required if the applicant decides to proceed
with a Road Improvement District Agreement. This is an agreement
-----to not protest the formation of a Road Improvement District.
This document is required in lieu of making necessary roadway
improvements. A deed is also necessary if right-of-way is
required.
A reciprocal use agreement is required for this project. It is an
agreement between the owners of two or more parcels granting
reciprocal use between the properties. Situations that require

THIS INDENTURE OF LEASE made this day of December, 1992
by and between MODERN ELECTRIC WATER COMPANY, a corporation,
hereinafter referred to as Lessor, and SPLASH-DOWN CONCESSIONS,
INC., hereinafter referred to as Lessee.
WITNESSETH:
For and in consideration of the mutual covenants contained
herein, the Parties agree as follows:
1. The Lessor does hereby let, lease, demise unto the Lessee,
the following described property situated in Spokane County:
The North half of the East half of Block 10,
County of Spokane, State of Washington.
The area leased is outlined in sketch attached hereto as
Exhibit "A."
2. Term: This lease is for a period of five (5) years
commencing January 1, 1993 and terminating December 31, 1997.
3. Rental: The rental for the property leased shall consist
of the sum of ONE THOUSAND AND N01100 DOLLARS ($1,000.00) per year
payable in advance on or before the first day of January of each
year commencing January 1, 1993 and thereafter on the first day of
January of each year until the last year of this lease.
In addition to the annual rental reserved under the terms of
this lease, the lessee agrees to pay a sum equal to twenty-five
percent (25%) of the annual taxes assessed against the property
leased under the terms of this lease. The payment for taxes shall

. . , i be made within f ifteen (15) days after being notif ied by MODERN
ELECTRIC WATER COMPANY of the amount of the total tax and the
! percentage chargeable to the tenant hereunder.
In addition to the payment of the taxes and rental reserved
under the terms of this lease, the Lessee agrees to maintain the
premises in a neat, clean and respectable condition at all times
during the term of this lease which shall include keeping all of
Block 10 free of grass and noxious weeds and any other condition on
said property which would constitute a fire hazard. In the event
the Lessee shall fail or refuse to remove and control weeds, grass
and other conditions on the property which would constitute a fire
hazard, the Lessor reserves the right to take the action necessary
to control said condition and to assess the cost thereof against
the Lessee herein. The failure on the part of the Lessee to
control the grass and weeds including the removal of noxious weeds
as required by Spokane County, and to keep the property free of
debris shall constitute a default under the terms of this lease and
subject the Lessee to forfeiture of this Lease as hereinafter
provided.
4. Maintenance of Improvements: The Lessee shall be totally
and exclusively responsible for the cost of maintaining and
repairing all improvements now situated on said property or which
maybe placed upon the property by the Lessee and to abide by all
county rules and regulations concerning the maintenance, repair and
control of said property.

~ 5. Purpose: The purpose for which the premises are hereby
leased and to be used by the Lessee are for the purpose of a
parking lot facility. The Lessee shall not allow the premises to
be used for any other purpose.
6. Use of the Premises bv the Lessor: The Lessor, at all
times during the term of this lease agreement, shall have the right
to enter the premises and to use the premises to construct,
develop, and maintain a well, together with any outbuildings for
the maintenance and operation of a well or other type of water
system. Any such system may be located on the leased property.
7. Use of the Premises as a Parkina Lot: The Lessee, at its
sole expense, shall comply with all land use requirements and
zoning requirements in the maintenance and operation of a parking
lot.
8. Prohibition Aaainst Assiqnment: The Lessee shall not,
without the written consent of the Lessor first obtained, assign,
transfer, mortgage, sublet, or otherwise dispose of this lease, the
terms hereof, or the premises demised hereby to any other person.
9. Indemnification: The Lessor shall not be liable for any
loss, injury, death, or damage to persons or property which at any
time may be suffered or sustained by the Lessee or by any person
whosoever may, at any time, be using or occupying or visiting the
premises, or being in or about the same, whether such loss, injury,
death, or damage shall be caused by or in any way result from or
arise out of any act, omission, or negligence of the Lessee, or of
any occupant, visitor, or user of any portion of the premises, or

shall result from or be caused by any other matter or thing whether
of the same kind or as a different kind than the matters or things
set forth above, and the Lessee shall indemnify the Lessor against
all claims, liability, loss, or damage whatsoever on account of any
such loss, injury, death, or damage.
10. Insurance: During the period of this agreement, the
Lessee shall carry and keep in force, at its sole expense, a
comprehensive general liability insurance policy for bodily injury
and property damage with policy limits of not less than
$1,000,000.00. The Lessor shall be named as an additional insured
in all such policies. The Lessee shall deliver a copy of the
required liability insurance policy showing the Lessor as a named
insured for each year of this lease.
11. Termination: The Lessee shall have the option of
terminating this lease prior to the expiration thereof if the
Lessee no longer operates the water slide at the County Park across
the street from the leasehold premises herein.
12. BREACH OF LEASE. If the Lessee breaches this lease
agreement in any manner whatsoever, then this lease may be
terminated by the Lessor in the following manner at its option.
The Lessor shall serve upon the Lessee, by registered or certified
mail, at the Lessee's address shown below, a notice in writing of
the fact of said breach or breaches and a detailed description of
said breaches. From and after the mailing of said notice, the
Lessee shall have ten (10) days to cure any breach for the
nonpayment of rent and thirty (30) days within which to remedy any

. other breach of the lease. Failure of the Lessee to remedy said
breaches within said period shall result in Lessee's total
forfeiture of all his right, title and interest under this lease,
and the Lessor shall have the right to enter into said premises and
remove the Lessee and his property therefrom, take immediate
possession for the purpose of protecting said property and cancel
this lease in its entirety or relet the premises.
13. ACTIONS. In the event the Lessor or Lessee shall commence
any action to enforce any of the terms of this lease, or to cancel
the same, having just cause, the non-successful litigant shall pay
the costs of such action and reasonable attorney fees to the other
litigant.
14. NOTICE. Whenever in this lease it shall be required that
notice or demand be given or served by either party, said notice or
demands shall be given or served as set forth in this lease and
delivered to:

15. TIME OF ESSENCE. Time is of the essence in all
provisions of this lease.
16. INSOLVENCY. In the event that the Lessee shall make an
assignment for the benefit of creditors, shall be adjudicated a
bankrupt, or if a receiver is appointed for the Lessee, or if the

property of the Lessee upon the leased premises shall be seized by
any enforcement officer by reason of an attachment, execution or
other process, Lessors shall have the option to terminate this
lease.
17. RULES AND REGULATIONS. Lessee will conform with all
reasonable rules and regulations governing said premises which may
be made by Lessors from time to time, and will use all reasonable
methods to induce customers, clients, and all personal invited by
Lessee to observe the same.
18. HOLD-OVER. If Lessee, with the consent, express or
implied, of the Lessor, shall hold over after the expiration of the
term of this lease, the Lessee shall remain bound by all the
covenants, agreements, terms and conditions hereof, except that the
tenancy shall be one from month to month.
19. SUCCESSOR IN INTEREST. This lease applies to, inures to
the benefit of, and binds all parties hereto, their assigns, and
successors in interest, of any and all kinds.
IN WITNESS WHEREOF, the parties hereto have hereunto set their
hands this day of December, 1992.

As per our conversadon yesterday afternoon regarding Splashdown, the Planning
Deparnnent is requesring the Engineer's Office to review some correspondence from Bill
Bleasner owner of Splashdown. The correspondence provides some attendance figures for
the proposal, and some future projections. The main question is whether the addition of
another slide would actually raise attendance figures to such levels that it would constitute
an "expansion" or if the proposal would still fit within the parameters of the original
Condirional Use Permit (CLTE-5-83). The three areas of concern are: adequacy of existing
parking faciliries, existing improvements along Mission Avenue, and pedestrian safety in
crossing Mission Avenue to reach the overflow parking area.

POINTS OR FACTS FOR CONSIDERATION
Splash-Down was constructed in 1982 and 1983 on 3h acres
of the county owned Valley Mission Park by Splash-Down Concession,
Inc. with a 10 year lease which was renewed in July of 1992 for
an additional 10 years.
It was designed or constructed under the code requirements
of that time period, to accommodate an anticipated 1,000 people
per day. .
Additional parking for 228 vehicle was provided on a 2h acres
parcel leased from Modern Electric on the south eide of Mission
Avenue.
Splash-Down operates for a 100 day season from Memorial Day
through Labor Day of each year.
It has been proven that dreamers and designers think BIG.

Length of Stay = 3h to 4 hrs.
Weekday 55-6096 of our guests are either dropped off by their
parents or bused as a group. .

of 4 to 6 people.
The health and safely of our guests are regulated and monitored
by Wash. State Dept. of Health under the direction of Gary Fraser and implemented through the office or efforts of Julie .Awbrey and
Kate Quinn of the Spokane County Health Dept.
It is hoped that our proposed expansion will increase our
attendence by 2596.

The idea for Splash-Down, a waterslide park, was conceived late in 1981 with planning and ,
financing arranged in 1982. Construction began in earnest in October 1982 with completion ~
~ ready for a Memorial Day weekend opener in 1983. Splash-Dawn Concessions, InG, is a M
localty owned and managed waterslide park built on 3.5 acres contained within the 22 acre ~
ValIey Mission Park owned by Spokane County. The waterslide park features four major slides
of 400 feet each, a receiving pool, two hot spas and a mini-slide area with four slides and three ~
pools specifically for young children. The facility is attractively landscaped on a hillside facing !
the area's only divided interstate highway. In addition to two acres of lawn, there are several
concrete patios wiih benches and picnic tables. The concession stand is compietely equipped to ~
serve a full line of fast foods.
SPECIFICS: -
Valley Mission Park is located in the Spokane Valley approximately five miles from Spokane
City Cenier. This 22 acre park is found in an agricultural zoned residential area and has
faciliaes for picnicking, tennis, basketball, softball, swimming, and gymkhana. The waterslide
park is built on 3.4 acres of hillside that lies adjacent to Interstate 90. The lease with the
~ Spokane County Parks Department is a ten-year lease with a releas;ng clause. The Parks
Department has approached Splash-Down with a proposal to increase leased acreage by another
~ 2 to 8 acres to allow for expansion and has expressed a desire to include the existing swimming
,
pool in the new lease.
~ The waterslide park is attractively designed and landscaped and is located on a natural hillside
with excellent visibility from Interstate 90. Access to Splash-Down from the freeway is
excellent with both east and west freeway euits. The building site provides the drop for the four
major slides that extend from a platform on the top of the slope. These four large slides are each
approximately 400 feet long and wind and spiral over support columns and tenninate in a targe ~ receiving pool at the lower elevation. The water pumping and heating equipment is housed at
the lower elevation adjacent to the large receiving pool. This building also includes restroom
~ and first aid faci 1 ities.
In addition to the slide platform, the upper elevation also has two buildings, two hot spas, a
picniclsun bathing area, and a mini-slide area for children with four slides and three pools. One _
~ building contains a kitchen, snack bar, dressing rooms, clothes check area, and a storage room;
the other building has a ricket office, gift shop, employee's room, management office, and
restrooms.

Splarsh-Down has operated for 18 seasons from Memorial Day through Labor Day weekend. We

Splash Down has enjoyed an average annual attendance of approximately 40,000 in its 18 years
uf operation. A continuing growth is a certainly as documented by the experience of other water
parks with a longer history. However, Splash-Down's fullest potential will be achieved if it is
' developed into a full water theme park. This can be achieved over a period of years to provide a
I, greater variety of options to saiisfy the public's quest for excitement, relaxation, and
entertainment. Water parks which are presently accomplishing this are providing features such .
as areas for lounging with adequate furniture, areas for other activities such as....volleyball or
game rooms and a variety of water related rides to include:
• River rides on tubes either through rapids or calm relaxing water.
• Speed slides for the daring.
• Wave pools to challenge people's fascination with the sea.

~ The end results of these features will encourage people to stay longer, to return more frequently,
~ and also satisfy the fancies of a greater segment of people. Each of these results will leave more
~ dollars in the till.

double the gross receipts and triple the net revenues. The tripling of net revenues is possible
because of many costs such as wages, utilities, interest on the investment, etc. would not be
doub]ed with this expansian.

Parking for the waterslide park and the public park is ample. Included within Valley Mission
Park is parking for approximately 119 cars a.nd Splash-Down built an overflow parking area of
2.5 acres which will accommodate 227 vehicles. Another 2.5 acres is available for parking as a
I part of the lease with a local utility company. The overflow lot is paved, striped and landscaped
in the same manner as the waterslide par-k.
