Planning Commission Recommendation: Continue to the October hearinq
for further review of duplex development.
Background:
At the June 9, 1972, hearing the Planning Commission approved the preliminary
plat of Berean Addition for Single Family Residential (R-1) zoning because of
the lot sizes in the plat and the character of the surrounding neighborhood,
The applicant has adjusted the lot sizes to duplex standards (i.e., six lots
each having 90 feet of frontage and 132 - 140 feet of depth) and has, there-
fore, requested Restricted Residential zorung.
A. Reasons
Because of the contemplated impact of duplexes on surrounding properties
in the neighborhood, the Commission has continued the request to the
October hearing for further evaluation.
B. General Data•

. Planning Commission Recommendation: Approve to Restricted Residential
Zone upon filinq of the final plat and subiect to the following condition:
1) No more than three (3) duplexes shall be constnacted within the
advertised area.
A. Reasons
1. The Planning Commission is of the opinion that Berean Addition
would be appropriate for Restricted Residential zoning if duplex
development were restricted.
2. The surrounding area has 6een developed for single family
residences and duplexes on lots with 80 to 100 feet of frontage.
3. The Restricted Residential Zone prohibits animal keeping other
than household pets,, mobile homes, certain home occupations,
and intensive agricultural activities.
