Planning Commission Recommendation: Approve to Sinale Familv Residential
(R-1) Zone.
A, Reasons
The final plat of Marisol Addition has been filed incorporating 6 suburban
lots ranging in size from 8,900 sq.ft. (84'x107') to 10,600 sq.ft.
(100'x108').. All of the lots conform to the minimum frontage requirements
of the Single Family Residential Zone (R-1) for the establishment of a
single family residence. Lots 1 and 2, Block 1, and Lots 1 and 2,
Block 4, do not meet the area standards of the Single Family Residential
Zone; however, the lots would be non-conforming and have enough area
to physically accommodate a single family residence.
The Planning Commission is of the opinion that Marisol Addition is
appropriate for Single Family Residential zoning because:
1. The lots can physically accommodate a single family residence, The
lots have atleast 84' offrontage and 107' of depth. The Planning
Commission is of time opinion that the lots would be too small to
adequately accommodate duplex development.
2. The Planning Commission has been routinely upgrading similar
residential plats in the Opportunity Community to the Single Family
Residential (R-1) classification.
3. The Single Family Residential Zone prohibits duplexes, animal
keeping other than household pets, and home occupations.
