Reasons 1. The subject property has been zoned "Freeway Commercial" since April 1�4, 1969, and wae indicated as a Service Station site on the Development and Traffic Control Plan for the Lamplighter Motel (ZE-49-65). However, approval of the service station develop- ment was held in abeyance pending the submittal of a Develop- ment Plan. 2. The Planning Commission has reviewed the subject service station Development and Traffic Control Plan and finds that such Plan is in conformance with the intent and purpose of the Freeway Com- mercial Zone; namely: a) That said service station wili, indeed, serve the needs of persons and vehicles traveling on limited access highways. b) That said service station is located adjacent to a motel ar.d in a location which will not create traffic congestion on either the Freeway ramps or Sullivan Road. c) That the subject service station property has controlled access points in the form of two existing driveway curb cuts and that left turn traffic movement is controlled by existina channelization. d) That the service station site will be developed and controlled in such a manner as to prevent or minimize adverse effects upon adjoining land zoned forresidential use. B. Conditions That the appiicant resubmit to the Planning Commission staff a rev:sed plot indicating and lncluding the following items: 1) The relocatlon of the service station sign to conform to Section 4.03F..050-a-(6) ofthe Spokane County Zoning Ordinance, and - 25 (contd.) r M• : J• . . .
