ZE-72-72 - AGRICULTURAL TO SINGLE FAMILY RESIDENTIAL (R-1) ZONE: PLANNING
COMMISSION
(Veradale Heights Tenth Addition)
Planning Commission Recommendation: Approve to Sinqle Familv Residential
(R-1) Zone.
A. Reasons
The final plat of Veradale Heights Tenth Addition has been filed
incorporating 14 suburban lots ranging in size from 10, 200 square feet
(81.5'x125') to 12,000 square feet (96'x125'). All of the suburban lots
are of sufficient size and frontage to allow single family development.
The Planning Commission is of the opinion that Veradale Heights Tenth
Addition is appropriate for Single Family Residential (R-1) zoning because:
1. The 14 lots in Veradale Heights Tenth Addition have been designed
to accommodate single family residences; i.e., all of the lots have
at least 80' to 90' of frontage and 125' of depth
2. The Planning Commission has been routinely upgrading similar
residential plats in the Vera and Opportunity Communities to the
Single Family Residential (R-1) Zone. Veradale Heights Ninth
Addition was upgraded to the Single Family Residential (R-1) Zone
in 1969.
3. The Planning Commission contends that none of the lots within the
subdivision have disadvantaged relationships which would warrant
duplex zoning.
9. The Single Family Residential Zone prohibits duplexes, animal
keeping otherthan household pets, mobile homes, and home
occupations.
