ZE-125-72 - AGRICULTURAL SUBURBAN TO RESIDENTIAL OFFICE: DAY
Planning Commission Recommendation: Approve to Residential Office
, Zone, subiect to the followina conditions:
A. Conditions:
1. Dedication of a 20' radius on the northwest corner of Clinton
and Sprague.
2. Dedication of a 20' radius on the northeast corner of Clinton
and Sprague.
3. Approval of access to the subject property by the Spokane
County Engineer's Office.
4. A 6' high residential type fence acceptable to the Director of
Planning shall be constructed along the north lines of the
advertised properties.
5. Development shall be in substantial conformance to the submitted
plan; i.e., one office building on each lot located substantially
as shown, The buildings to be limited to one story.
6. Installation of fire hydrants in accordance with the requirements
of the Spokane Valley Fire Marshal.
B. Reasons:
1. The Planning Commission has been approving appiications for
Residential Office zoning for frontage properties on the north
side of Sprague Avenue between Farr and Sullivan Roads.
2. The Planning Commission is of the opinion that the performance
of the Residential Office Zone as well as the recommended
fencing requirement will make the proposed office project more
compatible with residential uses to the north.

Dear Mr. Clark:
I am enclosing the right-of-way deed� which you mailed to me last week
for the signatures of my wife and myself. The form is signed and
notarized. I have forwarded the second copy of the right-of-way you
enclosed to me to the contract owner� Pugest Sound National Bank Trustee�
Tacoma, Washington� for signature and return to me. I hope to get this
form back very soon and will immediately be forwarding it to you.
Due to the fact that the Coun[y Commissioners will meet for the decision
of approval on this zone change reco�ended by the County Planning Com-
mission on November 30th� I wanted to have my signed copy in your hands
at the earliest possible date. I fully expect to have the signed copy by
the contract owner in your hands before that day� however� I want you to
be assured by this letter that if for any reason the contract owner does
not agree to the right-of-way you require for the 20 foot radius on the
two corners� then I will pay off the contract immediately, dissolving the
interest of the contract owner in the property. Hence you have my assurance
that compliance to your request for the right-of-way desired by your office
is granced solely by my ertclosed right-of-way deed and my above guarantee.
Please phone me if you have any questions or desire any further assistance
to achieve compliance with your request to-me in connection with the right-
of-way deed.
