GENERAL INFORMATION APPLICANT: FELDMAN-PERSON, INC. STATUS OF APPLICANT: Agent PROPERTY OWNERS: Helen L. Triber and Peter D. Bang REQUESTED ZONING: Commercial EXISTING ZONING: Agricultural Suburban (established in 1955) PROPOSED USE: No proposed use - existing service station. No site plan at this time. PROJECT LOCATION: This site is generally located on the south- east corner of Pines Road and Mission Avenue. (Section 15-25-44) II . SITE PLAN INFORMATION SITE SIZE: Approximately 1/2 acre SITE CHARACTERISTICS: The site is flat with no special character- istics. A service station is currently on the site. NEIGHBORHOOD CHARACTER: The site is located on a heavily traveled intersection (Pines and Mission). The uses along Pines have in recent years been converted to commercial and office uses. AGRICULTURAL SUMMARY: Within an area committed to Urban land use. ZONING: North Agricultural, established, 1942 East Agricultural Suburban, established, 1955 Residential Office, established 1978 West Commercial, established, 1981 Freeway Commercial, established, 1981 South Local Business, established, 1980 Residential Office, established 1976 ZONE RECLASSIFICATION NUMBER: ZE-147-81 II . SITE PLAN INFORMATION (continued) LAND USE: Site Service Station North Church/School East Single Family West Commercial Retail Sales South Single Family converted into Ceramic Shop 1981 COMPREHENSIVE PLAN DESIGNATION: COMMERCIAL NUMBER OF EXISTING BUILDINGS: 1 NUMBER OF BUILDINGS PROPOSED: No Site Plan III . BACKGROUND/ANALYSIS A. COMPREHENSIVE PLAN - The site is designated as Commercial. The zone change to Commercial would be consistent with the Compre- hensive Plan. Specifics of the use and need for site improvements would be addressed at the time of a request for Building Permits. B. SITE CONSIDERATIONS - No unique or special considerations can be foreseen by the Planning Staff. The only concern would be appropriate buffering of the single family use adjacent to the East. C. HISTORY OF OTHER LAND USE ACTIONS - Other recent decisions include Commercial zoning adjacent to the West and Freeway Commer- cial zoning to the Northwest. D. CONCLUSION - The Commercial zoning requested would be con- sistent with recent zone changes and the Comprehensive Plan. Because of the relatively small site, several commercial uses would not be feasible on this site. IV. AGENCIES RECOMMENDED CONDITIONS, IF APPROVED a) COUNTY PLANNING DEPARTMENT 1.
