VARIANCE .► M MUTES, MAY 28, 1962 BOARD OF ADJUSTMENT 1. VE- 12:62. Fence Height Board of Adjustment Decision: Denied for the following reasons: A. Reasons: 1. The difficulty requiring a variance Would not apply to the property in question regardless of the owner. A reasonable use and return of the property in question could be obtained by another owner without infringing upon the established setback standards as prescribed by the County Zoning Ordinance. 2. It is the opinion of the Board of Adjustment that the difficulty requiring a variance is the result of personal conditions of the applicant. 3. The difficulty requiring a variance is not due to unique circumstances related to the property in question. The hardship asserted is not directly related to the property in question, but is related to the personal conditions of the applicant. 4. The granting of the variance would present a dangerous visibility problem to the property adjacent and to the east of the property under consideration. B. General Data: 1. Location: Section 28, Township 25 N., Range 44, E.W.M. The west 90 feet of Lot 6, Block 3 of Skyview Aores First Addition. 2. Applicant: Peter N. Strawiick South 1809 University Spokane, Washington 3. Site Size: 12,510 square feet 4. Existing Zoning: Agricultural Suburban 5. Variance Requested: To permit a six foot fence to be constructed along 18th Avenue, except the vest 25 feet, whereas the'Zoning Ordinance permits a four foot fence within the front yard and flanking street setbacks. (A six foot fence is permitted in rear yards. 6.
