of rights and privileges enjoyed by other properties in the vicinity and under
identical zone classification.
2. The granting of the variance, subject to the conditions listed below9 if any,
will not be materially detrimental to the public welfare or injurious to the
property or improvements in the vicinity and zone in which subject property -
is situated. In view of the feet that there is a twenty foot unimproved alley
at the rear or the property, it is the opinion of the Zoning Adjustor that the

Zoning Adjustor Decision :• Approved for the following reasons and subject •
to the following condition.
A. Reasons:
1. Because of special circumstances applicable to subject property,
namely shallow lots for a Manufacturing zone, the strict application
of the Zoning Ordinance would deprive subject property of rights and
privileges enjoyed by other properties in the vicinity and. under
identical zone classification.
2. In view of the fact that there is a twenty foot unimproved alley
