Front Yard etb S ack Zoning Adjustor Decisions Approved for the following reason and subject to the following condition. A. Reason: 1. The Zoning Ordinance defines as a structure, subject to yard requirements, any canopy that is supported froea the ground. The applicants are remodeling a filling station that is non - confoming with regard to ths front yard setback and Trish to add a canopy attached to ths station and supported five: the p•wnp island. Neither the station nor pump island will be closer than they now are to the front property line. Parking space, car standing space, access from Sprague, and visibility from Sprague or Union will be unchanged by the proposed canopy. In view of these circumstances it is the Zoning Adjustor °s opinion that the proposed canopy will not be materially aterial.ly detrimental to the publf.o welfare and will in fact not decrease the effective setback of present buildings and structures. B. Condition: 1. That the applicant cause to be removed those signs now existing on the northeast corner of the property and that any signing of the property be done in accordance with applicable Spokane County Building Code Department regulations.
