r, A MINUTES, MAY 4, 1964 ZONING ADJUSTOR VARIANCE 1. VE- 12-64. Front Yard Setback Zoning Adjustor Decision: Approved for the following reasons. A. Reasons: 1. Because of special circumstances applicable to subject property, namely that 17th Avenue is 70 feet wide and the proposed setback from the property line would place the structure approximately the same distance from the curb line as would occur with the. standard 25 foot setback on a normal 50 foot street, the strict application of the Zoning Ordinance would deprive subject property of rights and privileges enjoyed by other properties in the vicinity and under identical zone classification. 2. The granting of the variance will not be materially detrimental to the public welfare or injurious to the property or improvements in the vicinity zone in which subject property is situated. B. General Data: 1. Location: Section 28, Township 25 N., Range 44, E.W.M. The west 17 feet of Lot 9, all of Lot 10, and the east 16 feet of Lot 11, all in Block 3 of Kokomo Townsite Addition. 2.
