Zoning Adjustor Decision: Approve for the following reasons and subject
to the following condition.
A. Reasons:
1. Because of special circumstances applicable to subject property,
namely a shallow corner lot only 95 feet by 105 feet, the strict
application of the Zoning Ordinance would deprive subject property
of rights and privileges enjoyed by other properties in the
vicinity and under identical zone classification.
2. The granting of the variance arill not be materially detrimental
to the public welfare or injurious to the•property or improvements
in the vicinity and zone in which subject property is situated.
The residence to the west is located on the lot 11.5 feet from
the property line, consequently the intent of the Ordinance to
maintain a 10 foot separation between homes grill still be
maintained.
B. Conditions:
1. The carage shall be located on the property in accordance with
the plot plan as submitted by the applicant and on file in the
office of the Planning Commission.
