Planning Commission Recommendation: Approve for the following reasons:
A. Reasons:
1. The property is located adjacent to Argonne Road, between the
Freeway and Sprague Avenue where the Planning Commission has
been encouraging multiple family residences (a recent case in
point being the Multiple Family Suburban Zone established at the
NW corner of Cataldo and Argonne Roads). The applicant's
architect has advised the Planning Commission that approximately
48 apartment units are planned for the 2.98 acre site which would
give approximately 16 units per acre, whereas the Zoning
Ordinance would allow a maximum of 65 units for the site, or
approximately 22 units per acre.
2. Surrounding Land Use: North across Broadway - single family
residences and two trailers; east across Argonne Road - single
family residences; south - single family residences and a duplex;
and west - single family residences.
3. Surrounding Zoning: North - Agricultural; east - Restricted
Residential and Agricultural Suburban; south - Agricultural; and
west - Agricultural.
