Planning Commission Recommendation: Approve to Residential Mobile
Home Zone.
Background:
The Planning Commission has been re- evaluating the existing Multiple
Family Suburban zoned areas in the Spokane Valley to determine whether
the existing areas are appropriate for: 1) apartments, 2) mobile homes
3) single family residences and duplexes, or 4) other uses. The
Commission has been subsequently rezoning many of the Multiple Family
Suburban areas into more appropriate classifications.
A. Reasons:
1. The advertised properties were zoned in 1966 to Multiple Family
Suburban at the request of the property owners to provide for
mobile homes on individual lots.
2., Eight mobile homes and three residences are currently
established in the area.
3. The subject properties are somewhat removed from suburban
residential development. Most of the immediate properties
consist of acreage tracts with the residence occupying the road
frontage.

Staff Recommendation: Approve to Residential Mobile Home.
Analysis:
Last Fall the staff was directed by the Planning Commission to examine
and study the existing Multiple Family Suburban zoned areas in the
Spokane Valley to evaluate whether the existing were appropriate for:
1) apartments, 2) mobile homes, 3) single family residences and duplexes,
or 4) other uses.
In 1966, the area was advertised at the request of the property owners to
the Multiple Family Suburban Zone to provide for mobile homes on
individual ownerships. Approximately eight (8) mobile homes and three
(3) residences are currently established in the zone change area.
The staff is of the opinion that the advertised lots are still conducive to
mobile home development because:
1) Mobile homes have been successfully established in the area.
2) The zoned area is somewhat removed from suburban residential
development. Most of the immediate properties consist of acreage
tracts with the residence occupying the road frontage.
