Planning Commission Recommendation: Approve to Residential Mobile Home
Zone.
A. Reasons:
1. The south side of Harrington Avenue is zoned Residential Mobile
Home. The Planning Commission is of the opinion that approval of
the advertised parcel would still serve to restrict the mobile home
district to the fringe of the residential neighborhood rather than allow-
ing mobile homes toward the center of the neighborhood.
2. The Planning Commission is of the opinion that the remaining building
site within the advertised parcel would not be conducive for a single
family residence. The advertised parcel is too large for one suburban
homesite (125'x140'), but too small for two standard homesites.
The parcel is bounded on three sides by roadways which results in a
loss of privacy common to other properties within the neighborhood.
Additional Comment:
The applicant proposes to split the advertised parcel into two residential lots.
The existing residence would be retained on one lot and a mobile home would
be placed on the second lot. (See submitted Development Plan.) A Variance
would have to be processed if the frontage for either subdivision were less than
65'; however,by adjusting the lot lines within the parcel, it would be possible
to provide each division with 65' of continuous frontage.
