RESIDENTIAL: PLANNING COMMISSION
(Dobravec Third Addition)
Planning Commission Recommendation: Approve to Single Family Residential
Zone (R -1).
A. Reasons:
The final plat of Dobravec Third Addition has been filed incorporating 14
suburban lots averaging 12,300 square feet in area (90'x137'). All of the
lots within the subdivision conform to the minimum dimensional require-
ments of the Single Family Residential Zone (R -1) for the establishment
of a single family residence.
The Planning Commission is of the opinion that Dobravec Third Addition
is appropriate for Single Family Residential (R -1) zoning because:
1) The surrounding area has been developed with single family residences
on lots with 90 - 100 feet of frontage.
2) The 14 residential lots in Dobravec Third Addition have been designed
for single family building sites; i.e., all of the lots have at least
90' of frontage and 136' of depth. The Planning Commission has
been upgrading similar residential plats in the Opportunity community
to the Single Family Residential (R -1) classification.
3) The Single Family Residential Zone prohibits duplexes, animal
keeping other than household pets, mobile homes, and home
occupations.
