ZE -10 -72 - AGRICULTURAL SUBURBAN TO RESIDENTIAL CFFICE: REEVES
Planning Commission Recommendation: Approve to Residential Qfice Zone,
subiect to the following conditions:
A. Conditions:
1. Approval of access by the County Engineer's Gfice. Direct access
to Pines Road shall be prohibited.
2. The restrictive covenant within Porath Subdivision stating that "All
lots shall be residential ", shall be amended to allow utilization of
the advertised lot in accordance with the provisions of the Residential
Office Zone. Such covenant shall be amended prior to resolution by
the Board of County Commissioners.
1. The property fronts on Pines Road, a State highway.
2. Residential Gfice and Multiple Family Suburban zoning have been
established on the Pines Road frontage properties between Sprague
and 16th Avenues.
3. The Planning Commission is of the opinion that the uses permitted
in the Residential Office Zone would be compatible with the
surrounding residential development in the Pines Road vicinity. The
Commission notes that the performance standards of the Residential
Office Zone will provide for landscaping, screening, development of
off - street parking facilities, and proper signing.
4. Due to access via 10th Avenue rather than direct access to Pines
Road, congestion on the State highway generated by this use would
be minimal.
