Conference Room A, Court House Annex (Use Mallon Avenue entrance) M Au.• 11 10 NO erg QCALF ' 1 cf GC v ZONE CHANGE MINUTES June 9, 1972 ZE -70 -72 - AGRICULTURAL TO SINGLE FAMILY RESIDENTIAL (R -l) ZONE: PLANNING COMMISSION (Lynch Addition) Planning Commission Recommendation: Approve to Single Family Residential (R -1) Zone. A. Reasons: The final plat of Lynch Addition has been filed incorporating 10 suburban lots (tracts) ranging in size from 10,500 square feet (81'x130') to 13,500 square feet (90'x151'). All of the suburban lots are of sufficient size and frontage to allow single family development. The Planning Commission is of the opinion that Lynch Addition is appropriate for Single Family Residential (R -1) zoning because: 1. The 10 lots in Lynch Addition have been designed to accommodate single family residences; i.e., all of the lots have at least 80' of frontage and 125' of depth. 2. The Planning Commission has been routinely upgrading similar residential plats in the Vera and Opportunity Communities to the Single Family Residential Zone. Dobravec Addition, at 10th and Bowdish, was upgraded to the Single Family Residential (R -1) Zone a few months ago. 3. Although much of the surrounding area is zoned Agricultural, Agricultural Suburban, and Restricted Residential, no duplexes have been established in the immediate area. The surrounding area has been developed with single family residences on lots with 80 to 90 feet of frontage. 4. The Commission contends that none of the lots within the sub- division have disadvantaged relationships which would warrant duplex zoning. 5.
