Planning Commission Recommendation: Approve to Residential Mobile Home
A. Reasons:
Zone.
1. The advertised properties are north of a strip zoned Residential
Mobile Home. The Commission is of the opinion that the zone
change request would provide a more appropriate transition and
would not be detrimental to the residential neighborhood to the
north.
2. Land uses within the advertised area include 3 single family
residences, a large garage, and 4 vacant parcels. The Commission
is of the opinion that the vacant parcels within the advertised area
would be more readily developed for mobile homes than for single
family residences or duplexes.
3. The mobile home development would have a rear yard relationship
with the residential properties on Valley Way. The Commission is
of the opinion that the rear lot lines would provide a better zoning
boundary than a residential street.
Additional Comment:
The Commission has serious reservations about extending Residential
Mobile Home zoning into the established neighborhood any further than
absolutely necessary to provide an appropriate transitional or buffer area
and would consequently not wish the present action construed as a
precedent for additional Mobile Home zoning to the north.
