Planning Commission Recommendation: Approve for the following reasons:
A. Reasons:
1. The subject property is presently occupied by professional offices
(Dentist, Insurance, Physiotherapist, Pathology Lab, and
Doctors' Clinic) as presently permitted in the existing Multiple
Family Suburban Zone. The applicant has indicated his intentions
to maintain the professional office character of his property
between Farr and Sunderland Roads in keeping with two recent
"Residential Office" zone changes located between Sunderland
and Balfour Roads (NE corner of Sunderland and Sprague and the
Valley Chamber of Commerce property).
2. The Comprehensive Plan indicates high density residential land
use for the area in question as allowed in the Multiple Family
Suburban Zone. In addition, the Multiple Family Suburban Zone
permits certain limited professional offices deemed compatible to
residential uses permitted in the zone. Therefore, since the
Multiple Family Suburban zone permits certain professional offices,
it follows that the Residential Office Zone would closely parallel
the Multiple Family Suburban Zone respecting professional offices
and can be utilized as an optional zoning classification to
implement the Comprehensive Plan.
