PLANNING COMMISSION
Planning Commission Action: After reviewing and discussing maps
illustrating existing zoning, existing land use, and the zoning plan prepared by
the staff and after hearing opinions and testimony from property owners within
the zoning plan area, the Commission instructed the staff to advertise for the
Planning Commission's April meeting a change in zoning classification to
Residential Office the following described property: Spokane County Assessor's
Parcels Nos. 17544 -9030, 9034, 2611, 2710, 2711 and 17543 -1714, all as
outlined on an Assessor's map on file with this Zoning Plan Study.

3. Residents on Walnut Road were present at the Commission's
March hearing and expressed their opposition to commercial
development of Walnut Road at Sprague. Other residents were
concerned with the study area extending 750 feet north of Sprague
Avenue and were advised that this was done expressly to deter-
mine property owners' interest in the future Sprague Avenue
development between Farr and Balfour Roads.

B. Conditions:
At the Commission's April meeting residents appearing before the
members expressed approval in general of the proposed Residential
Office zoning, and two property owners fronting Walnut Road
asked that their property be included in the zone change. The
Commission directed the staff to advertise property ownerships
located on the west side of Walnut Road, between the apartment
house and Sprague Avenue, for zoning at their May hearing.
1. That the zone change resolution require dedication of the below
listed R/W as a condition of issuance of building permits:
a) Five foot road r/w dedication, east side of Farr Road.
b) Five foot road r/w dedication, both sides of Walnut Road.
c) Five foot road r/w dedication, both sides of Herald Road.
d) Fifty foot road r/w dedication for Felts Road extended betwee:.
Main and Sprague Avenues.
C. General Data:
