ZE -54 -71 - MULTIPLE FAMILY SUBURBAN TO RESIDENTIAL OFFICE: LUKES,
Planning Commission Recommendation: Approve to Residential Office Zone
subiect to the followino conditions:
A. Conditions:
1. Installation to Spokane County standards of curb and paving to
existing oil along Main Avenue.
2. Installation to Spokane County standards of curb, sidewalk, and
paving to existing oil along Raymond Road. (The applicant shall
make provisions either to vacate the excess R/W along Raymond
Road or to obtain encroachment permits from the County Engineer's
Office for landscaping as required in the Residential Office Zone.)
B. Reasons:
1. Most of the South 1/2 of the block (the Sprague Avenue frontage
properties) is zoned for commercial uses. The Planning Commission
is of the opinion that the North 1/2 of the block is appropriate for
apartments, and offices. Multiple Family Suburban zoning extends
north to Valley Way.
2. The advertised corner lot is too small to be developed for apart-
ments (7,920 sq.ft.)
3. The contemplated office uses are compatible with surrounding land
uses which include: two residences and a boat sales lot to the
south, a 28 -unit apartment complex to the east, several residences
and a 32 -unit apartment complex to the north, and a church to the
west.
