Planning Commission Recommendation: Approve as advertised, subiect to the following conditions: A. Conditions: 1. Dedication of the West 5' of the advertised property along Raymond Road for R/W. (Such dedication will provide a 25' R/W from the west line of the subject property to the established centerline of Raymond Road.) 2. Installation to Spokane County standards of curb, sidewalk, and paving to existing oil along Raymond Road. (The applicant shall make provision either to vacate the excess R/W along Raymond Road or to obt ain encroachment permits from the County Engineer's Office for landscaping as required in the Residential Office Zone.) 3. The property advertised for Local Business zoning shall be developed in accordance with Sections 4.07A.110 and 4.07A.120 of the Spokane County Zoning Ordinance. (R -O standards.) The front yard area shall be completely and permanently landscaped in accordance with Section 4.07A.120. Parking shall be limited to side and rear yards; i.e., no parking in the front yard area of the existing building. Signing shall conform to Section 4.07A.130. 4. The applicant shall install a screen six (6) feet in height along the north property line of the advertised property for the length of the adjoining apartment projects.
