(Oberlin Terrace Addition and Felts Road Addition)
Planning Commission Recommendation: Approve to Single Family Residential
(R -1) Zone.
A. Reasons:
1. The Felts Road Addition which was filed in May of 1953 incorporates
24 suburban lots ranging in size from 10,400 sq.ft. (84 x 124') to
15,300 sq.ft. (85 x 180'). All lots within the subdivision meet the
minimum frontage and area requirements for the establishment of a
residence in the Single Family Residential Zone.
2. The Felts Road Addition is entirely developed with single family
homes. The Oberlin Terrace Addition was single family residential
in nature until the recent influx of duplexes. Of its 19 lots, 12 are
single family, 5 contain duplexes, and 2 remain vacant. The two
remaining vacant lots are contemplated for duplex development.
3. The Single Family Residential Zone would prohibit: 1) animal keeping
(except household pets), 2) duplexes, and 3) home occupations.

The Oberlin Terrace Addition was filed in April, 1955 and incorporates
19 suburban lots ranging in size from 9,300 sq.ft. (93 x 100') to
15,300 sq.ft. (85 x 180'). Seven of the lots would be below the
area requirements of the Single Family Residential Zone. Two of the
seven sub - standard lots are presently vacant and variances would be
required unless building permits were issued prior to finalization of
the zone change.
