1. The Comprehensive Plan does not indicate that the advertised
property is appropriate for Local Business uses. The Planning
Commission staff is currently engaged in a zoning study for the
Argonne- Mullen corridor to more accurately determine appropriate
uses within the strip. The Planning Commission is of the opinion
that the current request would constitute a "spot" zone and would
set a precedent for further requests without benefit of an adopted
zoning plan.
2. The Planning Commission has previously expressed the opinion that
Multiple Family Suburban and Residential Office zoning provides
the most appropriate uses within the Argonne- Mullen corridor.
The Commission notes that at least five properties have been classi-
fied into the Residential Office or Multiple Family Suburban classi-
fication since 1968. Apartments and offices have been established
on the couplet in accordance with the previous actions.
The Commission contends that the advertised property would be more
appropriate for office uses. The performance standards and limited
uses of the Residential Office 'Zone are much more compatible with
the surrounding residential community than the applicant's service
station proposal.
3. The Planning Commission is of the opinion that the service station
proposal would have a detrimental effect on surrounding residential
properties. surrounding land uses include an apartment complex
to the west and single family residences to the north, east, and
south.
