TWO- FAMILY RESIDENTIAL TO MULTIPLE FAMILY SUBURBAN: GUNNING BUILDERS. Planning Commission Recommendation: Deny. (On notion to deny, three members voted in favor and one against) . A. REASONS: 2. The Commission notes that the site was zoned Two - Family Residential in November, 1972 in accordance with a zoning plan for the area. Such plan allowed a buffer strip of Multiple Family Suburban between the advertised property and the Sprague Avenue commercial properties. The Commission is of the opinion that there has been no appreciable change in the character of the area since adoption of the zoning plan just over a year ago. 3. The Commission notes that the site lies within the Argonne - Mullan Road corridor study area. Public hearing within the corridor this month may determine more appropriate land uses within the study area. B. GENERAL DATA: The Planning Commission is of the opinion that the proposed three story, 25 unit 'efficiency apartment house would not be compatible with the surrounding neighborhood. 1.
