Planning Commission Recommendation: Approve to Residential Office Zone
subject to the followinci conditions: (Vote was unanimous.)
1. Approval of access permits for the advertised property prior to
release of building permits.
2. Installation of fire hydrants in accordance with the requirements of
the Spokane Valley :Ciro Marshal.
No structure on the premises shall exceed two (2) stories in height.
B. REASONS INCLUDING ENVIRONMENTAL ASSESSMENT:
1. The Planning Commission has approved several Residents al Office
requests on the Argonne - Mullen couplet. The Commission notes
that Residential Office was approved at Cataldo and Argonne in 1958,
Mullen and iiviissio.: in 1975, and Mullen and Valley vv ay in 1974.
2. The performance standards of the Residential Office Zone will make
the project more compatible with surrounding residential properties
by Providing for landscaping, encouraging proper development of
off - street parking areas, and limiting advertising structures. In
addition, the Commission recommends a two -story height limitation
on structures. The office proposal would be compatible with existing
transportation facilities, community services, and established
utilities and, therefore, will have no appreciable effect on continued
human davelopment of the area.
