April 9, 1976
1. Approval of access and parking for the advertised property by
the Spokane County Engineer's Office.
2. No structure on the premises shall exceed two (2) stories in
height.
1. The Planning Commission has approved several Residential
Office requests on the Argonne Mullan couplet. The Commission
notes that Residential Office was approved at Cataldo and
Argonne in 1969, Mullan and Mission in 1973, Mullan and
Valley Way in 1974, and the property immediately north of
the parcel in question in 1975. In addition, community meetixgs
in the area have indicated support for Residential Office type
developments within the Argonne Mullan couplet.
2. The performance standards of the Residential Office Zone will
make the project more compatible with surrounding residential
properties by providing for landscaping, encouraging proper
development of off - street parking area, and limiting advertising
structures. In addition, the Planning Commission recommends
a two -story height limitation on structures. The office proposal
would be compatible with existing transportation facilities,
community services, and established utilities, and, therefore,
will have no appreciable effect on continued human development
of the area.
3. The site is situated within an urbanized area. The zone chapge
proposal would not have any greater effect upon the topography,
geology, biological and botanical characteristics, atmospheric
conditions, and other natural deveopment than uses presently
allowed in the area. The Planning Commission therefore,
concludes that an environmental impact statement is not required
for the project.
