1. Access permits for the advertised property shall be obtained from
the Spokane County Engineer's Office prior to release of building
permits of the project.
NOTE: All access shall be restricted to Iv"u11an Road.
2. The Spokane County Zoning Administrator shall approve a specific
landscape plan and installation schedule for the project incorpor-
ating a sprinkler system and screening (fencing) prior to issuance
of building permits.
3. No structure on the premises shall exceed two (2) stories in height.
4. An appropriate on -site storm drainage disposal system shall be
approved by the Spokane County Engineer's Office prior to the
release of building permits.
5. Provisions shall be made for fire hydrants in accordance with the
requirements of the Spokane Valley Fire Ivarshal.
6. Approval of Sewage facilities by the Spokane County Health District;

The Residential Office Zone Classification and the uses permitted within
this zone would he compatible with adjacent and surrounding land uses;
consistent with recent Planning Commission Zone reclassifications;
consistent with the Spokane Regional Comprehensive Plan; and acceptable
to the property owners in the area. -

day, and it appearing to the Board that the Spokane County Planning Commission
has given due notice of the hearing on the matter in the manner and for the time
provided by law; that said Planning Commission has held a public hearing as
required; and that the said Planning Commission concurs in the plan to zone the
following described property as:
