7. The applicant shall provide a performance bond to cover the cost of
required landscaping.
8. Installation of fire mains and hydrants in accordance with the require—
ments of the Spokane Valley Fire Marshal.
9. Sewage disposal shall be approved by the Spokane County Health
District.

1. The applicant's proposal is compatible with surrounding land uses, ii
consistent with recent Planning Commission Zone reclassifications; i
consistent with the Spokane Regional Comprehensive Plan.

Planning Commission Recommendation: To Deny without Prejudice. (Vote was
unanimous).
A. REASONS:
1. The Planning Commission concluded that the proposed four story
office structure would not be appropriate at this site.
2. The Commission has requested a more specific site plan for the
residential office portion of the development, (no structures to exceed
two stories in height), and a more specific site plan and a profile for
the multiple family portion of the development.
