That the proposal is located in the Spokane Valley between 8th and 9th Avenues having frontage on both streets and approximately 700 ft. east of University Road in Section 21, Township 25N, Range 44 E.W.M., Spokane County, Washington. 3. That the item has been properly advertised in accordance with state and local regulations. 4. That the Committee has considered and evaluated the information and conditions contained in the Planning Report for this proposal. 5. That the Comprehensive Plan designates this area as URBAN and the proposal appears generally consistent with the density and use guidelines of this category. 6.
