A. CONDITIONS:
1 . Access permits for the project shall be obtained from the
Spokane County Engineer's Office.
2. Improvement of Sprague Avenue along the project perimeter
to Spokane County road standards. Improvements to include
cement concrete sidewalk.
3. The advertised property shall be developed in substantial
conformance with the submitted plot plan.
4. Any portion of the project which is to be occupied or traveled
by automobiles shall be maintained in hard surface paving.
5. An on -site storm - drainage system shall be approved by the
Spokane County Engineer's Office prior to release of building
permits for the project.
6. All areas not occupied by buildings, parking, paved roadways
shall be landscaped, planted and maintained in appropriate
turf and shrubbery. A landscape plan, planting schedule and
provisions for maintenance shall be approved by the Spokane
County Zoning Administrator prior to release of building permits.
7. Approval of sewage disposal facilities by the Spokane County
Health District.
8. Provisions shall be made for fire hydrants in accordance with
the requirements of the Spokane Valley Fire Marshal.
B. REASONS:
1. The applicant's proposal is compatible with surrounding land
uses; is consistent with recent Planning Commission Zone
reclassifications; is consistent with the Regional Comprehen-
sive Plan; has or can provide adequate provisions for circula-
tion, s ewage disposal, water and fire protection.

COUNTY, WASHINGTON.
The above - entitled matter coming on regularly for hearing before the Board of
County Commissioners of Spokane County, Washington, on this day, and it
appearing to the Board that the Spokane County. Planning Commission has given
due notice of the hearing on the matter in the manner and for the time provided
by law; that said Planning Commission has held a public hearing as required; and
that the said Planning Commission concurs in the plan to zone the following
described property as:
COMMERCIAL:
A portion of the NW 1/4 of Section 23, Township 25 N., Range 44, E.W.M., more
particularly described as follows: Beginning at a point 30 feet S and 153 feet
E of the SW corner of Section 23; thence S on a line parallel to the W line of
Section, 185 feet to true POB; thence S 60.5 feet; thence E on a line parallel to
the N line of Section, 248.65 feet; thence N on line parallel to W line 245.5 feet;
thence W on line parallel to N line 182.65 feet; thence S on line parallel with line

NOW, THEREFORE, BE IT RESOLVED, That the above - described property be,'and the same
is zoned under the classification of COMMERCIAL as defined in the Zoning Ordinance
of Spokane County, adopted August 25, 1953, as amended.
AND FURTHER BE IT RESOLVED That any development on the above- described.property
shall be subject to the following conditions:
