( Timberlane First Addition)
Planning Commission Recommendation: _Approve to Single Family Residential
R -1 Zone.
Background:
The final plat of Timberlane First Addition has been filed incorporating 25
suburban lots ranging in size from 11,500 square feet (100'x115') to 22,300
square feet (123'x182'). All of the suburban lots within the subdivision are
of sufficient size and frontage to allow single family development.
A. Reasons
I. The 25 lots in Timberlane First Addition have been designed to
accommodate single family residences; i.e., all of the lots have
at least 80' of frontage and 125' of depth. The Planning Commis-
sion is of the opinion that none of the lots within the subdivision
have disadvantaged relationships which would warrant duplex
zoning.
2. The Planning Commission has been routinely upgrading similar
residential plats in the Vera and Opportunity Communities to the
Single Family Residential Zone. Timberlane Addition was upgraded
to the Single Family Residential Zone in 1968.
3. The Single Family Residential Zone prohibits duplexes, animal
keeping other than household pets, mobile homes, and home
occupations.
