Planning Commission Recommendation: Approve to Single Family Residential
Zone (R -1)
A. REASONS:
The final plat of Timberlane Second Addition has been filed incorporating
16 suburban lots ranging in size. from 11, 700 square feet (90' X 130')
to 15, 700 square feet (100' X 157'). All of the suburban lots are of
sufficient size and frontage to allow single family development.
The Planning Commission is of the opinion that Timberlane Second
Addition is appropriate for Single Family Residential zoning because:
1. The 16 lots in the advertised plat have been designed to accom-
modate single family residences; i.e., all of the lots have at
least 00' of frontage and 10,000 square feet of area.
2. The Planning Commission has been routinely upgrading similar
residential plats in the Vera and Opportunity Communities to the
Single Family Residential Zone.
3. The adjoining area has been platted and zoned for singly family
residences on lots with J0' to 110' feet of frontage. Timberlane
Addition and Timberlane First Addition were upgraded to the Singl<
Family Residential Zone in 1`72.
4. The Planning Commission is of the opinion that none of the lots
within the subdivision have disadvantaged relationships which
would warrant duplex zoning.
5. The Single Family Residential Zone prohibits duplexes, animal
keeping other than household pets, mobile homes, and home
occupations.
