A. Reasons 1. The recently filed plat of Hill View Estates has incorporated 220 single family lots, 5 miltiple family lots, and a proposed commercial shopping center site. 2. The design of the plat utilizes the 5 multiple family lots to serve as a buffer between the shopping center and the residential lots. 3. The location of the proposed apartment sites conform to the criteria repeatedly suggested by the Commission for approving high density residential uses; namely, a) The property is located on or with near direct access to a major arterial. b) The property is located on the edge rather than toward the interior of a low density residential neighborhood. c) The property should be in reasonable proximity to shopping and other community services.
