Approve to Single Family Residential
Background:
The final plat of Hillcrest Acres 5th Addition has been filed incorporating
12 suburban lots ranging in size from 10, 000 square feet (80'x125') to
11,800 square feet (96'x125'). All of the suburban lots are of sufficient
size and frontage to allow single family development.
A. Reasons
1. The 12 lots in Hillcrest Acres 5th Addition have been designed to
accommodate single family residences; i.e., all of the lots have
at least 80' of frontage and 125' of depth. The Planning Commis-
sion is of the opinion that none of the lots within the subdivision
have disadvantaged relationships which would warrant duplex
zoning.
2. The surrounding area has been platted and zoned for single family
residences on lots with 80 to 100 feet of frontage. Hill View
Estates was upgraded to the Single Family Residential Zone in
1970, and Hillcrest Acres 4th Addition in 1971.
3. The Single Family Residential Zone prohibits duplexes, animal
keeping other than household pets, mobile homes, and home
occupations.
