Thirty -one property owners within the Kokomo Townsite Subdivision, signed a
petition that was submitted to the Planning Commission by a Mr. Terry E. Friis
on February 24, 1978, requesting that the south half of Block 41 and all of
Block 43 of Kokomo Townsite be considered for a single family residential zone
reclassification.
The Planning Commission in an unanimous vote, placed ZE -38 -78 on the first
available hearing agenda, consistent with Section 4.21.030 of the Spokane
County Zoning Ordinance.
The Plat of Kokomo Townsite was approved for 56 Blocks, 24 Lots in each Block,
on April 10, 1908, with an average lot having fifty (50) feet of frontage
with 6,500 square feet of area.
SUMMARY:
This request is fnr zone reclassification to a more restrictive zone
classification for the primary purpose of restrictina all future land uses to
single family Homes and to prohibit the construction of additional two - family
residential uses (duplexes).
GENERAL INFORMATION:
Existing Land Use - Site
The South 1/2 of Block 41 and all of Block 48 have 36 lots total. At
present, the County land use records indicate four (4) single family
residences and two (2) duplexes, located on the 36 lots in question,
with twenty -five (25) lots undeveloped.

A majority of the residential uses within Kokomo Townsite Subdivision are
single family, but in recent years a number of two- family residences (duplexes)
have been constructed, creating a mixing of residential land uses within
certain areas of Kokomo.
