TNOR n/ORT f/ 7 ' MINUTES September 8, 1972 ZONE CHANGE ZE- 43A -70 - AGRICULTURAL TO RESTRICTED INDUSTRIAL: KIRKLAND Planning Commission Recommendation: Approve to Restricted Industrial Zone subiect to the following condition : A. Condition 1. Provisions shall be made for fire hydrants in accordance with the requirements of the Spokane Valley Fire Marshal. Background In May of 1970, the Planning Commission approved Restricted Industrial zoning for the applicant's property to the north and east of the adver- tised parcel. The advertised property was not previously zoned because it was not owned by the applicant during the May, 1970, hear- ing. At the previous hearing, the Planning Commission recommended a land trade to "square -up" the affected properties. The applicant submitted the new ownership to the Commission for consideration of Restricted Industrial zoning. B. Reasons 1. The Planning Commission is of the opinion that the zone change request would be a proper extension of a previously approved application. 2. The advertised property is bounded by the applicant's industrial property to the north and east, the Union Pacific Railroad to the south, and a pond to the west. 3. The Commission is of the opinion that the zone change request would not substantially affect existing residential development in the Chester vicinity. - 2 - (contd.)
