SITE PLAN INFORMATION (cont'd) E. Zoning (cont'd) South - the existing zoning is Commercial, 1984. West - the existing zoning is Agricultural, 1947. F. Land Use: Site - Vacant, relatively flat. North - Commercial and office uses. East - Generally residential development east of Mullan Road. South - Commercial and office uses. West - Generally residential uses west of Argonne. G. Comprehensive Plan Designation: The Comprehensive Plan designates this area as COMMERCIAL and is within the Priority Sewer Service Area (PSSA) boundary. H. Special Information: Circulation - The proposal lies between Argonne and Mullan =177E' major arterials within the County. Design - The applicant proposes the establishment of four rectangular lots which will allow for greater marketability of the land and flexibility of design. Density - Approximately 14,000 sq.ft. per lot. Water Supply - Modern Electric Co. will provide water. An approved water Plan will be required prior to finalizing this preliminary plat. IV. ENVIRONMENTAL REVIEW An Environmental Checklist was submitted by the sponsor and was reviewed by the County Planning Department staff.
