IN THE MATTER OF the 16th Ave. and Bettman Rd Storm Drainage Improvement Project (CIP No. 100)
and the Valleyview Sanitary Sewer Proiect (CIP No. 107).
KNOW ALL MEN BY THESE PRESENTS, that the Grantor(s) John and Sandy Tiffany, for and in
consideration of Mutual Benefits, the receipt of which is hereby acknowledged, grant(s) to the City of
Spokane Valley, a municipal corporation in the State of Washington, an Easement over, under, upon and
across the hereinafter described lands situated in the City of Spokane Valley, County of Spokane, State of
Washington:
Those parts of Lot 21, Block 11, Bettman's Addition, not lying within the Bettman Road
Right -of -way, more particularly described as follows:
From the southwest corner of Lot 21, north along the west Right -of -way lot line a distance
of 77.2 feet to the point of beginning; thence 8 feet easterly on a line parallel to the south
line of Lot 21; thence 12 feet northerly on a line parallel to the west lot line; thence 8 feet
westerly on a line parallel to the south lot line; thence southerly along the west Right -of-
way lot line to the point of beginning.
AFFECTS ASSESSORS PARCEL NO(S): 35243.1064.
The Drainage Easement granted to the City of Spokane Valley and its authorized agents is for the sole
purposes of allowing construction of a 24 -inch diameter culvert outfall, (located at the existing 24 -inch
diameter culvert outfall), and resultant drainage and /or runoff over and across the above - described lands.

The Grantor(s) hereby agree not to obstruct, artificially collect or discharge the flow across or adjacent to
the above - described lands. The City of Spokane Valley accepts complete and total responsibility for the
construction and perpetual maintenance of the facilities located within said Easement per CIP 0100 plans
on file in the office of the City of Spokane Valley Public Works Department.
The Easement described hereinabove is to and shall run with the land. No modification of the boundaries
of said Easement can be made without the prior approval of The City of Spokane Valley.
