44 E.W.M., Spokane County, Washington, described as follows, with a more precise description
located in the plat dedication:
BEGINNING at the Southwest corner of Lot 10, Block 1, PONDEROSA
FIFTH ADDITION, as per plat thereof recorded in Volume 16 of
Plats, page 21; thence South 08'12'54" West along the West line
of said Block 1, a distance of 936.06 feet, to the Northerly right
of way of Cimmaron Road; thence North 81 °48'30" West, along said
right of way, a distance of 330.00 feet; thence North 08'12'54"
East parallel with said Block 1, a distance of 950.17 feet to the
Southwest corner of Block 1, PONDEROSA 7TH ADDITION, as per plat
thereof recorded in Volume 19 of Plats, page 8; thence the next
three courses and distances along the Southerly line of said
Ponderosa 7th Addition, South 81 °47'06" East a distance of 140.00
feet; thence South 66'10'18" East a distance of 51.92 feet; thence
South 81 °47'06" East a distance of 140.00 feet to the point of
beginning;
Situate in the County of Spokane, State of Washington.
UPON THE RECOMMENDATION of the Spokane County Planning Department, the final plat is
approved with the exception that the public rights of way dedicated in this plat will not be
established for maintenance purposes until the County Engineer has certified that the roads have
been improved to County standards and approved by a separate resolution of the Board of County
Commissioners.
ADDITIONALLY, until the final plat document is filed in the Spokane County Auditor's Office,
this subdivision has only preliminary plat status and is subject to expiration and null and void
status if not periodically granted an extension of time consistent with the policies and procedures
