LAND USE AND BUTI.DING TYPE: All lots shall be used for re- sidential mobile trailer homes. As appurtenant and incidental to the residential use of any mobile trailer home, a patio, canopy and one single or double detached garage, architecturally in harmony and of perman- ent structure may be erected on said lot, subject to the limitations herein. The owner of any lot, once construction of a patio, canopy or detached garage is commenced, shall within 90 days thereafter have the patio or canopy completed and in the case of a garage shall have the exterior completly finished and all necessary painting or stain- ing completed. 5. j1RCHITECTURAL CONTROL: No building or structure shall be erected, placed or altered on any Lot until the construction plans and specifications and a plan showing the location of the structure on the lot have been approved by the Control Committee as to quality of workmanship and materials, harmony of exterior design with the existing structures and as to location with respect to topography and finished grade elevation. No fence, hedge or boundary wall abutting on a street shall exceed three feet in elevation above the finished grade surface of the ground upon which such fence, hedge or boudary wall is situated unless similarly approved by the Control Committee. Approval shall be as provided in paragraph 6 hereof. 6. CONTROL COMMITTEE: The Control Committee is composed of PETE BASCETTA, LILA BESCETTA and ROBERT J. McKANNA. A majority of the committee may designate a representative to act for it. In the event of death or resignation of any member of the committee, the remaining members shall have full authority to designate a successor. Neither the members of the committee nor its designated representative shall be entitled to any compensation for services performed pursuant to this covenant. At any time the then record owners of a majority of the lots shall have the power with a duly recorded written instrument to change the membership of the committee or to withdraw from the committee or to restore to it any of its powers and duties. The committee's approval or disapproval as required in these covenants shall be in writing. In the event the committee or its designated representative fails to improve or disapprove within 30 days after plans and specifications have been submitted to it or if in any event no suit to enjoin the construction has been commenced prior to the completion thereof, and approval will not be required and the related covenants shall be deemed to have been fully complied with. 7. NUISANCES AND RULES: No noxious or offensive activities shall be carried on upon any lot nor shall anything be done thereon which may be or may become an annoyance or nuisance to the neighbor- hood. No trees shall be removed from any of said lots without the written approval of the Control Committee All occupants of mobile trailer homes or trailer houses in said addition shall subscribe for weekly garbage service from a commercial garbage collection in the Spokane Valley area and shall at no time allow garbage to accumulate or collect in the area. In addition thereto all owners and occupants of property situated within this plat must conform to such reasonable rules and regulations as the Control Committee may from time to time adopt for the protection, comfort and convenience of the residents therein. 9. TEM['OR1RY STRUCTURES: No structure of any temporary char- acter, basement, tent, shack, garage, barn or other structures or building shall be placed on any lot at any time as a residence either temporarily or permanently. 10. VEHHICLES: No major repair of any motor vehicle or other equipment shall be permitted on any lot in the addition. No storage of any vehicle or other equipment, either temporary or permanently, shall be permitted on any lot shall be maintained and parked at any one time by any owner of a lot in the addition. 11.
