Your department wanted to know the progress of work to complete
T:Iyron Addition No. 5 to County specifications.
1. Skipworth from 46th to 48th Avenues is now graded and
gravelled to county specifications. There should be no dollar amount
of bond required here.
2. Bates Road from 46th Avenue to 48th Avenue and including 47th
Avenue which is a very short avenue, willbe gravelled to
specifications on or before Friday night of this week. This should not
require a bond amount.
3. 48th Avenue from Bates to Skipworth including both short
cul -de -sacs, will be graded and gravelled to county specifications on
or before Friday night, November 14, 1975, weather permitting. This
part of Bates should not require any bond amount.
4. 48th Avenue from Bates to Skipworth may need a bond, and in
my opinion, not over $500.00 for grade and approximately 800 yards of .
gravel at $5.00 per yard delivered, for a bond amount of approximately

All fire hydrants are now installed in all of Myron No. 5 so the
fire district 8 will have the fire protection for every house to be
built in Myron No. 5 plot.
If the weather shuts our operations down this month, than all
work left undone will be completed in early Spring of 1976.

Planning Commission Recommendation: That an extension of time be granted
to November 1. 1976 subiect to the conditions of approval attached to the pre-
liminary plat of record and the revision of the preliminary plat showing the 10
acre tract which were formerly proposed as a school site
COMMENT: Due to the Central Valley School District's decision that the 10
acres set aside in this plat for a future school site will not be needed, the spon-
sor has submitted a revision of the preliminary plat of record for your approval.
The revised preliminary plat demonstrates a lotting pattern for the school site
which would be in keeping with the one -acre minimum lot size required by the
Planning Commission for the western edge of the Myron Estates development.
ZONING RECOMMENDATION
Planning Commission Recommendation: Approve Lots 1 -5, Block 1, Lots 1 -5
and 10 -14, Block 2, as indicated on the revised preliminary plat of record of
Myron Estates No. 6 to the Agricultural Suburban Classification upon filing of
the final plat. Approve the balance of Myron Estates No. 6 as indicated on the
revised preliminary plat of record to the Single - Family Residential Zone upon
filing of the final plat.
A. REASONS:
1. At the September, 1972, hearing, the Fpoknne County Planning Commission
adopted a plan for lot size gradation of the Myron Estates plats contem-
plating suburban lots along the easterly boundary of the area grading into
acre tracts along the west boundary. At the July, 1973, hearing, the
Planning Commission approved a preliminary plat for the area in question
contemplating Agricultural Suburban zoning for the westerly lots of one
acre in area and Single - Family Residential zoning for the easterly lots
of less than one acre in size. The current zoning recommendation clarifies
the intent of the Commission with regard to the revised lotting pattern for
the former school site.

and RALPH D. GUTHRIE of Spokane, Washington, as PRINCIPAL and
COMMERCE MORTGAGE COMPANY, a corporation,
as SURETY, are held and firmly bound unto the Board of County Commissioners of Spokane
County, Washington, as OBLIGEE, in the sum of SEVENTEEN THOUSAND TWO HUNDRED SEVENTY FIVE

sufficient to pay the construction costs of grading and surfacing to the approved grades
and typical section the roadwaA of said plat and the installation of drainage structures
and such other work as is incidental and necessary thereto all in accordance with those
Plat Roadway Improvement Specifications dated

of the County Road Engineer; such improvements to be completed not later than July 1. 1975
unless said date be extended at the option of the County Road Engineer.
Upon failure of the PRINCIPAL to comply with the requirements stated herein within the
time authorized, the OBLIGEE shall look to the SURETY for satisfaction to the extent of
this Surety Agreement.
The obligation of this Surety Agreement shall be kept in full force and effect until, in
the opinion of the OBLIGEE, the requirements herein stated have been satisfied in which
event written release will be given by the OBLIGEE, the OBLIGEE having sole right to
grant such release and the SURETY hereby waives all rights to release from the obligation
except as herein stated.

1. That the plat be designed as indicated on the preliminary plat
of record and /or attached sheets as noted.
a. Block 12 shall be relotted in order to make lots 3 -12
a net acre in size to accommodate animal keeping.
b. The school site shall ba included in the plat as a lot.
The plat sponsor shall work with the school district and
the planning staff in arranging for the purchase of the
school site.
