Plat Roadway Improvement Specifications dated Oct. 22, 1974 , and to the satisfaction
of the County Road Engineer; such improvements to be completed not later than Oct. 22, 1976
unless sai? date be extended at the option of the County Road Engineer.
Upon failure of the PRINCIPAL to comply with the requirements stated herein within the
time authorized, the OBLIGEE shall look to the SURETY for satisfaction to the extent of
this Surety Agreement.

ZE- 39 -74 - AGRICULTURAL TO SINGLE FAMILY RESIDENTIAL (R -1)
Planning Commission Recommendation: Approve subject to the rollowina
conditions (Vote was unanimous.)
A. CONDITIONS:
1. That the plat be designed as indicated on the revised preliminary
plat of record and /or attached sheets as noted. The sponsor shall
work with the County Planning staff and the County engineers to
accomplish the following:
a. The sponsor will attempt to acquire the southern half of
Boone Avenue to provide for full width right of way. If this
Is not possible, the sponsor shall redesign the plat as
indicated by "14ternate A".
b. The eastern half of Best Road from Boone Avenue to Mission
Avenue shall be curbed and paved to county specifications.
C. The sponsor shall attempt to work with the adjacent property
owner on the southeast edge of the plat to incorporate the
small rectangular shaped piece of property into his
ownership.
2. That a statement be placed in the dedication to the effect that no
more than one dwelling structure be placed on any one lot, nor
shall any lot be further subdivided for the purposes of creating
additional lots or building sites without filing a replat.
3. That the plat provide ;or right of way width for streets as indicated
on the preliminary plat of record.
That appropriate provisio.i be made that the following described
property be held in trust until the continuation of the streets be
dedicated or deeded: A 1' strip at the ends or edges of all streets
that terminate or border the plat boundary. (Temporary cul de sacs
are required when streets terminate at We plat boundaries.)

the final plat.
7. That a plan for water iacilities adequate for fire protection be
approved by the water supplier and the fire protection district.
Tiie water supplier will certiiy that appropriate contractual arrange-
ments have been made with the plat sponsor ior construction of the
water system prior to ailing of the final plat.
f . That a certificate of title be furnished the Planning Commission prior
to the filing of the final plat.
9. That the preliminary plat be given conditional approval to July 1,
19 75 .
10. That streets be improved to standards established by Spokane
County, or a bond to ;over the post of such improvements be furn-
ished the county E.:ginear in the amount as determined by the County
Engineer.
11. That profiles of streets, proposed jrad4s, and drainage plan of the
plat be submitted and approved by the ;ounty Engineer and by the
Planning staff before the final plat is drawn. The County Engineer
may require that design of drainage improvements for the entire plat
be made by a registered civil engineer.
12. Conditional approval of the plat is given subject to dedication of
the right of way to the public and approval of the road system in
the plat by the County Engineer.
13. That a name be indicated before thi final plat is filed; such name
to be approved by the County Assessor and the planning staff.

E. ENVIRONMENTAL ASSESSMENT:
At the time of the hjariag of this proposed subdivision, consideration will
have been given to (1) the public use and interest proposed to be served
by the establishment of the subdivision and dedication (RCVV 56.17. 110)
and (2) those elements necessary to determine the existence or non- exist-
ence of a major action with significant effects on the environment.
The Planning Commission, at this time, recommends to the County
Commissioners that this application as presented will have no significant
effect on the environment provide that the above conditions attached to
the preliminary plat of rxcetd are mat.

residential plats in the Veradale Community to the Single Family
Residential 2,one .
3. The O"ingle Family Residential -one prohibits duplexes, animal
keeping other than household pets, mobile homes and home
occupations.
