A. REASONS:
1. The sponsor was requested to redesign the plat to reduce the number
of lots by increasing their size in order to make the lots more
compatible in size to those parcels immediately adjoining them.
Tire sponsor wished to pursue his original plat proposal.
2. Tne two alternative plans as shown were not acceptable or
feasible plans. e
3. It appears that the sponsor did riot adequately pursue potential

SUBJECT: PE- 966 -75
Potts Subdivision
We recommend approval of the plat of PE- 966 -75 Potts Subdivision subject to the following
conditions;
-that plans, profiles, and cross section showing proposed street centerline and
curb grades be submitted to the County Engineer for approval prior to filing a
final plat;
-that a drainage plan and calculations showing the grades and alignment of drainage
facilities be submitted to the County Engineer for approval prior to filing a final
plat;
-All construction within the proposed public streets and easements shall be per-
formed under the direct supervision of a registered civil engineer or licensed
land surveyor, who shall furnish the County Engineer with "As Built" plans, and
a certificate in writing that all improvements were installed to the lines and
grades, and specifications approved by the County Engineer;
-A licensed land surveyor shall be retained to supervise the removal and replace-
ment of any survey monuments which may be disturbed during construction;
-No construction work is to be performed within the Public Right of Way until a
permit has been issued by the County Engineer, All work is subject to inspection
and approval by the County Engineer; -
-All construction is to be completed prior to filing a final plat or a bond to cover
the cost of construction of improvements within the Public Right of Way shall be
filed with the County Engineer.

Dear Mr. Huggins:
I have read the recommendation of the Planning Commission
at: its meeting of January 10, 1975. After conferring with
my client, this letter is to notify you that we have no
intention of redesigning the proposed plat into larger
size lots; and to request that you place the plat on your
February agenda in its original design so that we may re-
ceive either an approval or denial.
There have been many subdivisions to the northeast, north -
west,and west of this site within the last fifteen years,
and most lots are smaller than those proposed in our plat;
none are larger. We have made a very realistic effort to
comply with the platting law, but find that if our plat is
not approved as presented, we.shall subdivide the property
without benefit of a plat.
I have discussed this matter with the;County Engineering
al Department and have been advised that they would take a
deed for the proposed Mayhew Street and would maintain it
,p once it has been brought to County standards. The prop -
,P erty is already platted as ( a part of ) Tract 116 - VERA,
and it would be a simple matter of ownerships to divide it
by metes and descriptions into twelve lots including the
existing residence. Under the present zoning, this would
allow us one single family residence ( existing ) and
eleven duplex sites for a total of twenty -three famiies
Our present request is for a total of sixteen fam' ies
via the plat.
It is very disconcerting for us to follow the previous
guidelines for new subdivisions in this area and to be
refused when all others have been approved, we there-
fore request another audience so that we have the alter-
natives of proceeding with the plat as designed; appeal-
ing to the County Commissioners; or proceeding to subdi-
vide without benefit of a plat; depending on the decision
of the Planning Commission members.
