CONDITIONS: MINUTES JANUARY 14, 1977 PRELIMINARY SUBDIVISION AND ZONE CLASSIFICATION UPGRADING PE- 1068 -77 - ATKIN' S ADDITION: ATKINS ZE- 4 -77 - AGRICULTURAL TO SINGLE FAMILY RESIDENTIAL (R -1) Planning Commission Recommendation: Approve for the followino reasons and subiect to the standard conditions and /or amended conditions as listed below: (Vote was unanimous.) 1. Tits proposed plat is within the Metropolitan Area. 2. This proposed plat is within the neighborhood called "Chester" which is continuing to "fill in" with residential homes and is a continuation of similar suburban development in the area; i.e., Castle Addition, Aloha Addition, Aloha First and Aloha Second Additions, Joey Marie Addition, and Joey Marie First Addition. 3. This proposed plat will have ample dedicated roads, power, water and fire protection since this facilities exist in the area. 4. There is a minimal agricultural value for this land which is S x B type soil rated as USDA Class IV soil by Soil Conservation Service. 5. That a reduction to six lots would make the plat more acceptable to the area.
