ZONING RLCOMMENDATION: Planning Commission Recommendation: Aprove Lots 5 thru 8, Block 2 and Lots 1 -4, Block 3 to Single Family Residential (R -1) and the balance to Two Family Residential (R -2) Zoning classifications upon the filing of the final plat. REASONS: H -1 Prior to filing the final plat, the sponsor shall work with the Spokane County Health District to comply with WAC- 248 -96, which pertains to the establishment of an acceptable management system. 1. The twenty -five (25) lots in Guthrie's Valley View 9th Addition have been designed to accommodate both single family and two family dwellings; all lots would have at least 90 feet of frontage and 11,000 square feet of lot area, but the Planning Commission felt that the northern lots along the railroad would be better suited for duplex dwellings with the balance of the plat in single family dwellings blending in better with other resi- dential uses. 2. The proposed plat is situated on the edge of a community boundary, a collector street, and is in an area where a number of Two Family Resi- dential Zone plats have been approved by the Planning Commission. 3. The Two - Family Residential Zone prohibits mobile homes, animal keeping other than household pets, and certain home occupations. 4.
