Planning Commission Recommendation: Approve Plan A of the preliminary plat for
the following reasons and subiect to the following conditions: (Vote was
unanimous.)
A. REASONS:
1. This proposed plat is within the Spokane Metropolitan Area.
2. The proposed plat is located within an area designated as suitable for
residential development by the applicable section of the adopted Park
& Recreation element of the Comprehensive Plan and its accompanying
text (the Evergreen Neighborhood).
3. The proposed duplexes on Lots 1 thru3 and Lots 5 thru 7 is a compatible _
land use transition from the single family homes in the immediate area to
the recently approved Multi- Family zoning for apartments on Lot 4.
4. Thin proposed plat will be served by dedicated roads, existing water,
fire protection, police, power and schools.

Specific conditions applicable to this plat are referenced below and found in
