The rights granted herein prohibit the grantor from making changes in grade that decrease the coverage of installed underground facilities. Utility companies shall have the right to trim or remove trees, bushes, landscaping, without compensation to the grantor, when they are situated within the border and utility easement, provided the utility companies shall return any property so affected by removal to a neat and clean condition, including, but not limited to, the planting of grounds and grading as appropriate. This provision shall not prohibit fences or any lateral crossing of the easement strips with water or sewer lines. The Easement and the agreements and dut.ies provided for herein shall run with the land and shall be binding on, and shall inure to the benefit of the parties referenced herein, their heirs, successors and assigns.
